AS: The biggest challenge has been trying to get some people approved that have been laid off due to this pandemic and getting paperwork from employers. Also, the inventory is not keeping up with the amount of buyers we have. We have had many listings bring in multiple offers, and it is tough on a buyer when they lose the house they want. On the other hand, it has been good for sellers because they are getting offers the same day as listing and above list price. Q: Have there been any opportunities or benefits brought about by the pandemic? PR: I mentioned the high volume of sales due to low interest rates. The pandemic has also given me an opportunity to be more intentional about how I connect with people and personally given me a lot of gratitude for the relationships fostered during this un- certain time. I've also come to appreciate and rely on technology more to help buyers and sellers through the process. JP: Record low rates are allowing the majority of homeowners to save money and/or reduce the terms of their current loan. It has also forced everyone to utilize online processes and technology more. AS: We have seen some lenders make changes and have some of their closing paperwork online, so that is making closings faster. Q: Can you give us a few tips for homebuyers about buying during these unique times? PR: Have a Realtor walk you through what to expect in the buying process. Breaking down the process lowers anxiety and provides clear expectations for everyone. JP: Gather up income documentation in advance for your lender (W2s, paystubs, etc.). Rates are at record lows and now is the time. We do not know how long this boom will last, so I would not sit back and wait to refinance, list your home, or buy a home.
